THE SITUATION
Bellevue First Congregational Church called the heart of downtown Bellevue home for 100 years. The Church facility was wearing out. Deferred maintenance and repairs exceeded the congregation’s ability to fund it. The site was a wonderful asset but the building was a liability. It was decided that the most feasible and desirable alternative was to sell the property and relocate elsewhere in downtown Bellevue. The church had tried to sell the property utilizing brokers but after 45 days and no solid offers they engaged Trinity Real Estate.
WHAT WE DID
Step one, create a massing study to understand and illustrate the sites potential, and justify strong pricing. With a new marketing strategy and support, the church received multiple offers. Quickly we closed on an all cash offer and an agreement to lease back the existing facility until a new one was ready; a detail that proved key to keeping the church family unified through the process. A new ground up facility didn’t make financial sense, so we targeted existing buildings for renovation.
THE OUTCOME
We found the right property, an office building, then established a design team to transform the existing structure into an awe-inspiring and functional house of worship. The renovation was completed on budget and in time to meet the goal of holding Easter services in the new church. In addition the church now has an Operational Endowment fund to provide a healthier financial foundation for the future. The new home is loved by the congregation and the design community winning multiple internationally recognized awards for design and function.
