THE SITUATION
The University of Washington, an internationally recognized University occupying 20 million sq. ft. of space in 500 buildings needed expansion. Safeco Insurance was selling its campus with 0ver 500,000 square foot of office space. Competition for the property was extremely strong. To compete in this sophisticated real estate market the UW needed expertise. They selected Trinity.
WHAT WE DID
Trinity put together a plan that included an approach to underwriting/economics to ensure a fair market price, a capitalization strategy to ensure funding, careful coordination with the university’s Board of Regents and shepherding the project through completion.
THE OUTCOME
Trinity crafted a strategy to gain state approval for bond financing to compete with all cash offers from competitors. This allowed the UW to compete financially and the 15 member due diligence team Trinity put together prepared the university for all elements of ownership of the buildings and properties from existing condition to zoning to space planning and feasibility. The end result, a win for UW.
