Background
A family built a $50M real estate portfolio across five properties and four states, initially managed by the patriarch for decades. As he got older, his daughter (G2), balancing a young family of her own, took on the responsibility of managing the portfolio. At the time of the transition, the portfolio was 84% leased and faced several challenges:
- Retail center had three spaces which had sat vacant for over 7 years
- Single tenant Industrial project sat vacant and was damaged from looting
- Mixed Use project had special use tenant with near term lease expiration
- Special-use tenant: Near-term lease rollover
Approach
The team developed a tailored strategy to stabilize the portfolio and improve cash flow distributions. We visited the properties, interviewed property managers and leasing agents, and reviewed all relevant data. We then put together a plan of attack, including an analysis highlighting investments required to lease the retail space, a security and renovation plan for the industrial asset, and a lease extension plan for the special purpose tenant.
Outcome
Within 28 months of taking over the portfolio, the portfolio achieved significant improvements:
- Retail Space: All retail spaces leased at above proforma rents
- Industrial Property: Completed the renovation and leased the property for 5 years
- Specialty Purpose Tenant: Executed a 4-year lease extension at a significant rent with no concessions
- Conclusion: The portfolio reached 100% occupancy, distributions increased over 20%, and the family achieved peace of mind.
