THE SITUATION
The Seattle-area founder of one of Seattle’s most successful venture and private equity investment firms wanted to allocate a significant portion of his family office’s investment portfolio to real estate. After consultations with several national real estate investment firms, he decided they worked on a scale larger than he was looking for—and charged fees to match. So he tried someone local he’d worked with in the past: Trinity Real Estate’s Rob Larsen. Together, we began exploring our client’s goals, return targets, and risk threshold.
WHAT WE DID
Our client was initially interested in long-term holds in a custom portfolio designed for his family office—investments that required little management. After considering the available opportunities, as well as our demonstrated ability to manage risk while creating higher returns, our client decided to pursue investments with more value lift.
Our first acquisition on his behalf was Anhalt, a Tudor-style apartment building, whose performance under our management soon exceeded the family’s objectives: contributing to the community, creating long-term pride of ownership and generating attractive cash flows and value creation from redevelopment.
THE OUTCOME
Since then, we’ve made two more acquisitions on our client’s behalf: a turn-of-the-century manufacturing building in the heart of Seattle’s Fremont neighborhood and an apartment building on Queen Anne Hill. In both cases, our management is helping to create strong value lift and cash flows.
We’ve also provided the family with education and mentoring, helping the family office develop its capacity for investing in and managing real estate.
